Welcome to the Grange Farm Phase 2a engagement page.
The London Borough of Harrow is bringing forward the next stage of development for the Grange Farm Estate. We would like to hear your views on the proposals for Phase 2a. The consultation will run for 4 weeks from 13 February to 13 March 2025.
Scheme Proposals
The redevelopment of the Grange Farm estate will bring around 500 high-quality homes, a new community centre, public spaces with play areas and improved walking routes to the local neighbourhood.
We have already delivered 89 new homes, and this next phase (2a) will see up to 50 new homes being built.
Phase 2a map with storey heights
Phase 2a will deliver around 50 new homes, replacing the existing 1960s properties that are no longer suitable for modern living. Two carefully designed apartment buildings will reflect the look and feel of the surrounding neighbourhood.
View from Shaftesbury Avenue
The scheme has been built on the feedback we’ve gathered from residents, the Grange Farm Steering Group, earlier consultations and two recent workshops, which have helped to shape the most recent proposals which will include:
Balconies and private ground floor gardens
Communal outdoor landscaped spaces
Retain existing trees and new planting
Formal and informal play areas
Pedestrian friendly public space with new zebra crossings
Planted rain gardens
Secure bike storage
31 parking spaces including 5 disabled bays
View from Grange Farm Close
The development will focus on the construction of high quality homes, with the following design features:
Communal walkways will be out of view from nearby windows and protected by an access code entry system, creating a safer, more secure environment.
Inclusive access, that residents of all abilities can enter and move around easily.
Dual aspect homes will mean that many of the properties have windows on two different sides, allowing for better ventilation and more natural light.
Several homes will come with their own outdoor private balconies.
We will be incorporating ground-floor units designed for wheelchair users, ensuring comfortable, barrier-free living.
You can share your views with us by completing the survey below.
The consultation will run until March 2025 ahead of a planning application being submitted in Spring 2025.
